Largo houses, and what they usually need

Largo is the middle of the county in every sense. Our address is 3660 E Bay Dr, which is a few minutes from most of the town. The housing is mostly single story concrete block from the sixties and seventies with stucco or painted block, a lot of mobile home communities, and pockets of newer building near Ulmerton Road and the Largo Mall side of town.

A block house that has been painted five or six times since 1970 has a story in its layers. Somewhere in the stack there is often a coat that has let go. If the top coat chalks evenly, the wall gets a wash and a masonry primer. If it is peeling in sheets, the problem is underneath, and more paint on top achieves nothing.

Inside, these houses carry textured walls, popcorn or knockdown ceilings, and trim that has been painted enough times to lose its edges. Filling and priming the old damage is where the hours go, and it is what makes a fifty year old wall read like a new one.

Central Park, the Trail, and the shade problem

The oaks that make the streets around Largo Central Park and the Pinellas Trail pleasant keep half of every house damp. A north wall under an oak stays wet long after the rain has passed, and it grows mildew. The black on a soffit and the green on a wall are alive, and paint over them feeds them.

So the wash comes first, at low pressure with a cleaner that kills the growth. High pressure takes the texture off old stucco and pushes water into a wall that is already damp. The cleaner does the work and the water carries it off.

Branches touching a wall are worth cutting back before we paint, because a branch rubbing a finish wears through it. We point out the ones that matter while walking the house with you.
