Small town streets, and salt off the Sound.

Dunedin's cottages and block homes sit close to the water, so the wash has to rinse salt out of the wall and the wood trim needs real prep before a coat goes on.

Cottages, block homes and the Trail

Dunedin is one of the older towns on this coast and it looks like it. Near downtown and the marina it is cottages and small frame houses from the twenties through the fifties, with wood siding, wood trim and porches. Further from the water it turns into block homes from the sixties and seventies on tree lined streets, with the Pinellas Trail running through the middle of it all.

The frame houses want the wood prepped properly. Scrape the loose paint, prime the bare wood, caulk the seams, set the nails. Soft trim and fascia get replaced rather than filled, because filler in rotten wood fails again and takes the new paint with it.

The block homes are a different job. The stucco is usually sound and the failures are at the windows, where fifty year old caulk has dried out. Cut it out, reseal the joint, then wash, prime where needed and two coats.

Salt, the marina side, and the metal on the house

West of Alt 19 the houses take salt air straight off St. Joseph Sound. It settles on the wall, dew pulls it in overnight, and it goes after the coating and after every piece of metal on the house. Railings, gate hinges, light fixtures and the screws in the fascia all rust, and a rust streak on a fresh wall is always something above it.

So the wash on a marina side house has to rinse salt out of the surface rather than wipe dirt off it, and the metal gets handled before the walls. Rust comes off, a metal primer goes on, then a finish made for salt air. Metal painting is on our profile for this reason.

Wood trim and doors near the water go gray faster than they do inland, and a clear finish on a west facing door has a short life without shade. We will tell you what to expect on yours and pick a product rated for the sun it gets.

Downtown, and the front of a small house

A small house shows its front door and its trim more than a big one shows anything. On a Dunedin cottage the door, the porch posts and the window casings are the job, and the wall color is the background. Lines get cut by hand, doors come off the hinges and get done flat, and the porch ceiling gets brushed so the tongue and groove keeps its edges.
