The oaks around Lake Seminole keep half of every house damp. Mildew gets killed before it gets painted, or it comes back through the new coat.
Ranch homes under the oaks
Seminole wraps around its lake, and the neighborhoods off Park Boulevard and 113th Street are mostly single story ranch homes from the sixties and seventies on curving streets under a heavy oak canopy. Block with stucco, a screened lanai at the back, and a driveway that has gone black on the shaded half.
The canopy is the thing to plan around. A north wall under an oak stays wet long after the rain stops, and mildew grows on it. The black speckle on the soffit and the green film low on the wall are both alive. Paint over them and they come right back up through the new coat.
So the wash uses a cleaner that kills the growth, at low pressure so the water does not go into a wall that is already damp. Then the wall dries properly. Under a canopy that takes longer than it does in open sun, and we would rather wait a day than seal water into the stucco.

The lanai, and the aluminum around it
Nearly every house here has a screened lanai, and the lanai is where paint work gets skipped. The ceiling under the screen goes gray with mildew, the block wall under the screen door gets scuffed, and the aluminum frame chalks white in the sun.
The ceiling and the block get washed and painted with the house. The aluminum frame can be cleaned and, where it has chalked badly, coated with a product made for metal after a primer that grips it. Metal painting is on our profile for exactly this kind of surface.
Around the pool, we plan where the wash water and the overspray go before we start. Cleaner in the pool or paint on the deck is a problem nobody should be having, and five minutes of thought at the start prevents it.
Interiors, and living in the house while we work
Most of the interiors we do here happen with somebody home. The work goes one room at a time, the path through the house stays clear, and the tools go away each evening instead of sitting across the floor overnight. Denise Americanos-Gkaravelis wrote that Alban "was organized and cleaned up the property each evening."
Inside a Seminole ranch the ceilings are often popcorn or knockdown and the walls have been patched around picture hooks for fifty years. All of that wants filling and sanding, then a spot prime, rather than an extra coat of paint hoping to hide it.
The last thing on any job is the walk through. You point at anything you are not happy with and it gets fixed while the paint is still in the truck. James Bailey described it as a painter who "doesn't leave the job until the customer's happy".
