Ozona, Crystal Beach and the Sound
West of Alt 19, Ozona and Crystal Beach are old fishing villages that turned into neighborhoods. Cottages, frame houses and newer homes on stilts sit close to St. Joseph Sound with docks at the end of the street. The air carries salt, and salt is the thing every paint job here has to plan for.
Salt settles on the wall and dew pulls it into the surface overnight. It works at the coating and at every piece of metal on the house. The wash on a waterfront house rinses salt out of the surface rather than wiping dirt off it, and railings, hinges and fixtures get handled before the walls do.
The frame houses want wood prep and the stilt homes want the underside and the stairs looked at as closely as the walls. A clear finish on a west facing door near the water has a short life, and we will say what to expect before you choose one.

Inland subdivisions, and the color letter
East of US 19 and around Lake Tarpon, Palm Harbor is subdivisions from the eighties onward. Stucco homes on curving streets with retention ponds between them, and most of them inside an association with an approved palette and a form. Some are 55 plus communities with their own rules on top.
Painting first and asking after is how people pay for the same house twice. We pick colors inside your palette with you, write them the way the board wants to see them, and wait for the letter before anybody starts. Boards want a form, the names and codes, and sometimes a physical sample.
The houses themselves are usually on their first or second repaint over builder paint. One thin sprayed coat is why the west wall goes chalky while the shaded side still looks fine. Wash, dry, fix the cracks, reseal the windows, prime what needs it, then two real coats.
Punctuality, and why it comes up so much
